Mortgage is 2550 a month because I had to borrow a sh*t ton from crooks to finish building the house..have a rental cabin that I rent for a 1000 a month..putting me at 1550. Land tax is 6000 a f*cking year..don't get me started bout that..

I charge between $1050 - $1600 rent on my properties in a Top 20 Major Metropolitan Area. The smallest of which is 1380 square feet 2 bedroom 2 bath, 1 car garage (The enclosed porch adds another 200 square feet but can't be counted as living space). The largest is 1835 3 bedroom, 2 bath with a 2 car garage.

I can charge more for the properties...but I have long term, excellent tenants that maintain the properties. They take care of the bullshit. Maintain the yards, change the toilet guts as needed. I will fix any major issue like the HVAC, Hot Water Heater or Appliances, but they are responsible for minor wear and tear bullshit like replacing the shelf they broke in the refrigerator, or toilet flappers/seats, cleaning the carpets, changing the air filters monthly.

When tenants take care of their own f*#k-ups...I am happy to give them a deal. The asswipe tenants that expect their landlords to fix the sh*t that was broken by their stupidity...they get the high rent. For example, I had a tenant f*#k up the washing machine 3 times in two months due to over loading. It was an easy and inexpensive fix (I have the parts), but it was time consuming bullshit. So, when they broke the fourth time, I simply removed the washer and dryer and pointed out that neither were included in the lease/rental agreement, but were provided as a courtesy, not as a requirement. When the renewal came up, I listed the property for double the rent. It sat vacant for 1 month and ended up renting it to a nice immigrant family for $50 less a month with the washer and dryer. That family have been my tenants for 6 years, and the only thing they have ever asked me to fix was to replace a bad burner in the glass top stove and asked if they could paint the house. (They bought the paint, and did all the painting inside and out.) I told them to send me the receipts with the amount deducted from their rent, and they sent me the receipts and still paid their full rent.
